Basement Development

Bedrooms, suites, bars and gyms built on a dry, warm foundation.

A developed basement is the most affordable square footage in Regina, and the easiest to get wrong. Before any framing goes up we check the foundation for movement, address moisture, and confirm egress window sizes with the City.

We frame with a floating bottom plate to allow for slab heave, insulate with mineral wool or spray foam, and run new electrical circuits through a licensed electrician. Legal secondary suites include separate heating, sound attenuation and fire separation to code.

What is included

  • Legal secondary suites with separate entrances
  • Egress window cutting and installation
  • Floating walls for slab movement
  • Bathrooms with new rough-in and sump upgrades
  • Permits, inspections and occupancy sign-off

Questions we hear about this work

Do you charge for quotes?

No. Site visits and written quotes are free within Regina city limits and the surrounding communities we serve. For projects more than an hour away we may ask for a small travel fee that is credited back if you hire us.

How long does a quote take?

Most quotes are sent within five business days of the site visit. Larger new-home and commercial projects that need drawings and engineering take two to three weeks, and we tell you that up front.

Do you handle City of Regina permits?

Yes. We apply for building, plumbing and electrical permits on your behalf, coordinate any engineering the City requires, and schedule every inspection. Permit fees are listed as a line item in your quote.

Are you licensed and insured?

We hold a City of Regina business licence, carry five million dollars in commercial general liability, and have an active WCB account. Certificates are attached to every quote and available any time on request.
